Your house sale falling through can be incredibly frustrating and disheartening…we get it, but it doesn’t have to be the end of the road. If you find yourself in this situation, here’s what you can do to get your sale back on track.
Figure out why!
It all hinges on why the sale fell through in the first place, so the first step is to understand why the sale collapsed. The most common reasons that we see here at Foden Property include:
- The buyer pulling out due to personal circumstances or cold feet (frustrating)
- Mortgage issues, such as the buyer failing to secure financing (common)
- Problems flagged in the survey that raised concerns (one to be addressed)
- Delays in the chain causing uncertainty (another frustrating situation)
Once you know the cause, you can take action to fix it (if possible).
If it was down to the buyer, you may be able to relist quickly and attract fresh interest. However if a survey uncovered any problems or issues, you’ll need to get these addressed.
Look at your pricing…
If the sale has fallen through, it’s worth taking a step back and reviewing whether your home is priced competitively. The market changes quickly, and if buyers are hesitating, your asking price might just be the reason why. An estate agent can advise whether an adjustment could help!
It’s also a good opportunity to assess how your home is presented and first impressions.
Could small upgrades or a fresh approach to marketing make a difference? A fresh lick of paint, working on the ‘kerb appeal’, some new photos or minor improvements might just help attract a new buyer more quickly!
Don’t lose hope!
A setback doesn’t mean you should lose confidence in your sale. Keep moving forwards and keep momentum up by:
- Keeping communication open with your agent about new buyers and interest - ask their opinion for things you might want to change or adjust
- Being flexible with viewings to maximise opportunities
