Currently trading as a Wedding Shop, the new lease will be offered to include use of the substantial basement aswell as the ground floor - these are retail premises Use Class E.
The rent is £12000 pa and will be subject to VAT where applicable. The tenant will be liable to pay the relevant cost of insurance for the property incurred by the Landlord, business and contents insurance will be the responsibility of the tenant. The terms of the new lease are to be agreed. A security deposit of £1500 will apply.
Agent and Legal fees may be chargeable to the incoming tenant subject to agreement.
